Rental Application Rules & Regulations

  1. The LESSOR acknowledges the right of LESSEE to entertain friends and to have parties and guests, but requires that perfect order and tranquility prevail. LESSEE, members of LESSEE’S family and LESSEE’S guests shall at all times maintain order in the premises and at all places on the premises, and shall not make or permit any loud, improper or boisterous conduct or otherwise disturb the comfort or interrupt the sleep of other LESSEES.
  2. Windows and doors shall not be obstructed or covered. Nothing shall be thrown out of windows or doors. LESSEES must exercise care and caution about leaving windows or doors open during inclement weather. LESSEES shall be liable for any damage to interior including: paint, plaster, cabinets, carpets, floors or damage any parts of the premises resulting from failure to exercise reasonable care. Waterbeds are NOT permitted.
  3. The driveways, sidewalks, courts, entry passages, stairs and halls shall not be obstructed or used for purposes other than ingress and egress. Bicycles and such other vehicles shall not be brought into any building not onto the lawn, nor be allowed to obstruct the driveways, sidewalks, courts, entry passages, stairs or halls.
  4. All windows, glass doors, locks and hardware should be kept and maintained in good repair. Any damage shall be reported to LESSOR immediately. The cost of repairs or replacement thereon shall be borne by LESSOR, unless such damage is caused by the act or negligence of LESSEE(S).
  5. Clothing, sheets, etc., shall not be hung from the windows, rails or porch. All airing and drying of such articles shall be done in the backyard.
  6. Lavatories, sinks, toilets and all water and plumbing apparatus shall be used only for the purpose for which they were constructed. Sweepings, rubbish, rags, ashes, dental floss or other foreign substances shall not be thrown therein. Any damage to such apparatus and the cost of cleaning plumbing lines resulting from misuse shall be borne by LESSES(S).
  7. All radios, television sets, phonographs. etc. must be turned down to a level of sound that does not annoy or interfere with other LESSEE(S). Band or musical instruments shall not be played on the premises at any time. No music lessons, either vocal or instrumental shall be permitted on the premises at any time.
  8. LESSEE will place all trash and garbage in sanitary containers on the exterior of (outside of) dwelling.
  9. No PETS, unless written approval from owner.
  10. Parking: It is agreed that LESSOR has the right to control the method and manner of parking in the parking spaces in and around the leased premises; to designate what portions of the leased premises may be used for parking by LESSEE(S), invitees or authorized occupants of the leased premises: to tow away and/or store at LESSEES expense any vehicle parked by LESSEE(S), his invitees or authorized occupants of the leased premises in unauthorized spaces or which, in the opinion of the LESSOR, constitute a nuisance to the property, including, but not limited to, wrecked or otherwise disabled vehicles, vehicles with flat tires, and vehicles not currently registered and or licensed under applicable law. No parking on grass of any vehicle, boat, recreational or commercial vehicle. Parking of motorcycles in, other than designated vehicle parking area is strictly prohibited, LEESEE agrees that LESSOR has the right to remove and store said vehicle at LESSEE’S expense. Parking of race cars, junk cars or storage of any vehicle that is not operable is prohibited.
  11. LESSOR reserves the right at any time and from time to time to prescribe additional rules and to make changes to the Rules and Regulations set forth and referred to above as LESSOR shall in its judgment determine to be necessary for the safety, care and cleanliness of the premises and for the preservation of good order, comfort or benefit of all LESSEES generally.
